The properties up for auction are usually posted around a month and a half before the auction date, so I was wondering if there was a time frame in which you can present offers before auction?

An idea I am looking into is purchasing a duplex for my first place in about a year or so and I would only rent one side cause I'd live in the other half and I would love to know if this is a good way to get into real estate and i would like to know what you guys think about that approach?

Looking for advice on "long distance" investments, as the "local" market around here is inclusive of about a 300 mile radius in order to find inventory and deals...Any thoughts or guidance?

From the "paint and carpet" cosmetic rehabs to a house we are finishing up now that was a 200yr old log cabin that required us to catch the top story of the home with industrial steel i-beams and remove the entire bottom half of the house and rebuild it from the footers up.

Issue is that I'm looking to purchase a property with another individual living in the unit and our combined income is greater than the allowed max income..So my question is, is it possible to sign the contract myself and get the house in my name but sign a separate contract with the other individual obtaining half of the down payment/ payment for any expenses and they receive returns similar to me in a 50/50 partnership?

Easy to see a mile away but quite annoying.

It has a half finished full bath and has possibly another bedroom and family room as well. 

You and probably more than half the people here have gotten in RE due to that book.
