A home that price I would budget $700 to be safe for insurance but calling and finding out in the research phase of the deal is excellent advice.

I am relatively new to the world of real estate investing and I am currently in the research phase of my journey.

Phase One is having me move into one of the units (at discounted rent) and have me manage the building from there.Anyway, we have a horrible tenant my parents have chosen to remove in order to both make room for me and remodel the unit. 

To be honest, I am currently in the saving / researching phase right now.  

@Tony Castronovo, I am in the middle of the reno phase on our first BRRRR and the end ARV figure is definitely keeping my brain pacing at night.

My family has been involved in REI since I can remember and I've spent countless weekends fixing rental properties and doing some DIY rehab.I'm currently in the research phase of my real estate career and although my family's experience in RE lays heavily in single family homes, I am more drawn to multi-family and flipping.  

We are in the expansion phase where I live.

If you wanted equity growth buying in a new subdivision for phase zero where dirt lots are just being built with little to no houses tends to have the best pricing.

I HAVE A GOOD NETWORK OF LENDES AND REAL ESTATE PROFESSIONALS HERE IN OREGON AND AM LOOKING TO BEGIN THE REAL ESTATE INVESTING PHASE OF MY LIFE AS I SEND MY KIDS OFF TO COLLEGE WITHIN THE NEXT 4 YEARS.

I'm still in the learning phase so I have to explore all my options including those I don't yet know about.
