Help Evicting a Problem Tenant
Hi, I'm new to these forums and was wondering about my first tenant eviction.
Background: I don't own the property, but my aging parents (owners) want help managing it. The intention is for me to "learn the ropes" and take ownership of the property in the near future. Phase One is having me move into one of the units (at discounted rent) and have me manage the building from there.
Anyway, we have a horrible tenant my parents have chosen to remove in order to both make room for me and remodel the unit. She's lived there many years. My parents keep rents low and are "patient" with renters in order to avoid the hassle of people moving in and out--older people like security, I guess.
This tenant isn't doing anything illegal, but she constantly fights with other tenants, is always complaining and verbally abusive, and threatens to sue at the slightest rent increase. I haven't met her yet, but I'm assuming she's trying to take advantage of and intimidate my elderly parents. She actually screamed at my father in front of other tenants a few days ago. This despite the fact that her rent is well below the average for the area. Her apartment is also nice and in one of the best spots in the city.
So, what's the best way to get rid of her? This is in the Bay Area, California BTW.

I don't believe PA has any rent control. Since she's been there for a while I assume she's on a month to month lease. Given you're planning to move in you can give a 60 day notice with your intentions. I'm unclear what recourse she really has at that point, but if you expect trouble I'd maybe consult a lawyer to make sure you're doing things by the book.
