Not sure what state you intend to get licensed in to start, but before you get too far along I would check with the Real Estate Commission to confirm that your end-game (AI decisions only, no human broker in the loop) will pass their muster.

I did speak to a real estate attorney, and his recommendation was just have the property LLCs and operate out of them property wise/independently.   

However, if the seller is giving you a credit they might lend off the price net of that credit.As for the balloon payment that shouldn't be a problem if you sell the home, which I imagine is the end goal?

I just saw the webinar too, wondering if anyone has any real experience with "Deal Automater" to share. 

If anyone will do this, it will likely be a small local bank or credit union that you have a banking relationship with.

I've dabbled in real estate for the last 15 years and have made it work for me however, I haven't made it my full-time gig yet.

If you want to sell real estate in the state of FL you HAVE to work for a Broker.
