I took a class on finding foreclosures and the instructor predicted 2013/14 to be huge as far as foreclosures because during the crash in 2008 people were set on these 5 yr mortgages that helped them out that are about to switch rates.I have experience and acquaintances elsewhere that are saying the complete opposite.Welcome to the world of real estate investing!

He preceeded to tell me he just got done with a wholesaling course and that the instructor (who licensed a well known real estate investor whom does not even deal with residential properties) told him that he can routinely obtain houses in a short sale platform where he can make tons of money by offering properties to wholesalers at 50 cents on the dollar.

@Russell Brazil  on our latest subdivision that's exactly how it works my wife or one of her fellow agents holds them open sat sunday.. buyers agents instruct their clients to go look.. if they like it they follow up.. but to be honest my wife usually has to hand hold quite a few of the newer agents.. and helps put them together we are always pleased when we get to work with an experienced agent.. but hey we own the houses so what ever it takes  LOL..

It was instructive to me, and I have been a private lender for a few years, but now I am mostly focused on buy and hold investments using turnkey companies, which is a not as passive as lending, but after the purchase there is very little for the investor to manage, as tenants and property management are all in place.

I wish they had a course for "following instructions from a seller"   "How to answer the phone and return phone calls promptly"   "How to not be completely annoying".As a realtor I'm sure i'd benefit from a few of those classes.
