I bought a flip property needing light cosmetic work (new flooring, cabinets, counters, appliances, minimal drywall and electric work, smoke smell removing and paint.

I had a tenant tell me I needed to install an overhead light in the living room, where none as ever existed. 

Walking distance (.07 miles) to the Coliseum, new soccer stadium, the Natural History Museum and the soon to be opened George Lucas museum (literally 2 blocks away) Financing Details: I'm going FHA, pretty basic credit only qualify for a 4.307% interest rate. 

And definitely let me know if the security motion light needs adjusting or a bulb as this is exactly what it’s there to prevent.

To be honest I don't know if they'll drop, I'm naturally curious what the general perception is.

I just purchased my first flip about a week ago and will be finishing up demo soon and will need to start thinking about finishing materials, ie; lights, trim, faucets.... 

We all want to be successful and at the same time work with our responsible tenants so it is a win/win in light of short-term hardship.   

I am a nature lover so I wouldn't cut them.... but it would be a tough one.

Also, when driving around I sometimes see a pickup with an advertisement for a Handyman while stopped at a red light.
