First time landlords please help!

Having a problem. We did an initial walk through of an old mobile home and all seemed fine. They paid deposit and first month rent today and they are not moving in till March 27th but keys have been handed over since they paid. Now getting multiple calls about problems they are seeing now. Can we return deposit and tell them to find more suitable housing elsewhere?

I do not think you can legally just say "no, go away" now since you do have a lease--a contract-- with them.  But you can have the heart to heart talk and tell them that you will agree to cancelling the lease if they are not happy with the property.  Let it be their decision and you just agree to cancel if they want to.
