Christina,I've done a couple flips which have gone well, but I really am working toward buy and holds--the cash flow isn't tremendous but if you are doing them as equity plays then the appreciation in this area is great. 

For me, I just felt like I would learn much more and it would make me a much more well-rounded and knowledgeable investor.I know my broker and the other colleagues will be a tremendous asset for me.
