Texas Investing-buy and hold

Hi BP, We are looking to invest in a new area. Have been interested in Texas and are learning the different areas, thinking somewhere near Austin, maybe within an hour or two. We are thinking buy and hold with long term or possible short term/vacation rental and will probably start as owner occupied. We want to balance having a good investment with an area we would be happy with as well, good schools, low crime, would prefer to be near a college. I have looked into New Braunfels, Wimberley, Round Rock, and Fredericksburg. But just starting my search, would appreciate other ideas/suggestions, thanks!
