I think if you have a strong landlord tenant relationship than its a huge win as they can give you a local pulse in neighborhoods that you may not be in on a daily basis.   

It’s rare, and these people will be replaced instantly but Cleaners can cut corners despite being paid by the “job” (despite it being an effective high hourly rate) but they wanted to get done faster for whatever reason, whether to have a shorter day or to do another side job to make even more money. 

Some of the best deals are from stubborn old farts you think they are winning by sticking to their guns.

Not the sexy $50k wholesale commission or 200K net profit flip but hey, its about solving problems and potential long term win for me right?

I've also heard great things about "Think and Grow Rich" and "How to Win Friends and Influence People", both of which I've found and downloaded for free online.

If aggressive people who would rather fight battles instead of focus on winning wars think you are a pushover, let them think it, but it sounds like you are making money with a supportive team while reducing stress in your life by choosing smart solutions that seem to be win-win.  

It was a win win deal.  

Generally, the longer amortization will win, until cash flow becomes less crucial for an investor.
