Specifically starting with flipping, and then rolling it into buy and hold and/or multi-family properties.

Pay your tax bill.Can skip on the other standard 10 or so documents otherwise normally needed for preapproval, this is a limited pre-preapproval to see if that is even a good use of your time to locate and send that other stuff in.The above shouldn't take you longer than 20 minutes, tops, plus waiting for turnaround time.There ya go.

Do this or roll over, those were my choices. 

Balancing work and family will get a little easier once your 4 year old reaches pre-k and you guys start to have time to focus on the newborn and your REI goals.Its not going to be easy but once you and your wife get on the same page, you will be amazed at how much you will be able to accomplish.  

Also, would I gain enough equity to refinance and roll into the next one?

I bought a townhouse near Del Ray, Alexandria 2 years ago (pre-real estate obsession) and while the rents may never cover the mortgage, appreciation has been solid and should continue to increase thanks to a metro coming in 2021 within a 1/4 mile of my house and Amazon HQ2 about 5 minutes up the street. 

I am getting some leads on pre-probate and probate properties.

If you have an investment property you want to purchase and take the profit from one you own but you purchase the desired investment property before you sell the property you wish to sell and take the equity from to roll. 

If you are nervous invest in a Home Inspector to do a pre purchase inspection.
