Well, I did inform her yesterday via registered mail that she is being charged with a late fee for not fulfilling her rent payment as stated in her lease and she was also informed that she had no authority to make any deductions from her rent without prior approval from the property manager or us.

We have an agent that is amazing (in her late 60's), who relies entirely on referrals & she sells & lists a LOT of property.We use her exclusively for ALL the real estate we have bought/sold in this area as she is quick to respond via email, text or cell & she is very knowledgable.I have watched her over the last several years (in semi-retirement mode) attempting to mentor new/younger agents.

But cannot put cheap stuff in here as this is a new home.

I am not an expert in foundations, and unless you are, you'll want a true cost of that repair before you jump in here.

And she's still going around that board in her rental..

I simply did what Jackie taught in her book and yielded to the advice of other members on CFD.

Other than that its really just overcoming any of the strange obstacles you might encounter along the way.

With two renters in here, my cost of living here would remain the same, my bedroom size would increase substantially, and my 2nd renter would pay off the renovations, with an ROI of 2-3 years, depending on amount spent on renovations.I wouldn't do it for refinancing.

I sneak time in here and there when I'm at work... don't tell my boss!!!
