Terrible Tenant

I need some help before I go crazy. We have a property in NJ with a Tenant that is just completely out of control. This is her third year with us. It has been hell...When the third year started we decided to hire a Property Manager which is also a friend of ours. Well today is the 2nd Day of her new lease and the same crap is starting all over again. She makes decision on her own. Deducts money from the rent which she has no authorization at all and basically blew off my Property Manager via email telling her to get a hobby instead of having a discussion with her. Of course we could have sold the property but we were not prepared to come to the Table with coming with 30000 to the table being that the market in NJ still hasn't picked up. Now my Property Manager wants to quit on me because she is also at a point that she cannot take her abusive and down talking way anymore....there has to be something we can do.

I read something earlier that really sounds good

Given the belligerent nature of our emails, phone calls and texts, my lawyer legally requests that we confine all correspondence to written letter unless it is an emergency. By law, I must forward any violations to the proper authorities. Please be guided accordingly."

This sounds great but all that would probably only piss her off some more...I am not ready to lose my Property Manager...

What can I do?

I live to far from NJ to constantly be there and when we didn't have a property Manager....OMG I just wanted to take a ride, she can really get to you

Please help, I can not afford for that Place to be vacant not even for one month.
