a solid wholesale deal

This is a question for vets. what equates a solid wholesale deal? what do you look for in the deal as far as information goes. I noticed that when I think I have all the information a investor might look for in a deal I am missing something and end up playing a game of phone or email tag between the seller buyer and myself. I would like to get it right the first time in order to push deal threw faster and with a greater success rate.
