so I have a 1200 SQ FT open concept chalet style (timber frame from timer onsite, white stucco very nice). 

I'd suggest reading these as if we're talking a single SFR so you can get a handle on the concept, then talk to a pro about specifics with regard to multi-unit props.Good luck!

There is absolutely no reason to tolerate untrainable tenants.Landlords need to grasp the concept that when a tenant continually pays late it is the landlords own fault for allowing or tolerating it.

He really breaks down ideas in layman's terms, and covers as many concepts as he can.

About one-third through 'Rich Dad, Poor Dad' and am thoroughly enjoying the additional education of an already known concept, at least on the surface. 

I hope to explore this concept as my blog progresses.

While you may get lucky finding someone successful to help you, its going to be difficult if you're not finding a way to add value to them, or if they have to stop and explain common concepts that could've been learn ahead of time through podcasts and books.
