easy... i get a copy of the bill. the tenant gets a copy of the bill.they auto draft the money from my account, the tenant adds the payment to their bill. the bill is on time and no issues.

@Brian Dickerson what you are running into is the agents are trying to fit the rental into your personal home and auto program instead of just writing a separate commercial policy for the rental.

In a duplex I once managed I installed a programmable thermostat for my tenant and trusted them enough to use it, and they did, and we were all happy.If I didnt trust them as much, I may have gone with this one:http://www.landlordstat.com/product/hc71sb-auto-se...I would also send them a letter with the actual data, and show them how much the rent will increase if usage is not controlled.

From legal standpoint, having property in a company offers some protection from outside, non-real estate-related lawsuit judgments (think a person injured when you drive intoxicated, when your auto insurance isn't enough and they start hunting for other assets).
