Its not someone elses job to prove you wrong, do your own work to prove yourself right or wrong.Obviously there are people who are making money from real estate, it is your job to educate yourself to find out how.I don't know what else to tell you.

But more to the point, do the math yourself and prove it.

You would be competing with Evolve and Vacasa and Turnkey so study them.

You are going to need LOA, full seller financials, executed purchase contract, POF,  HUD showing all costs coming out of proceeds, various other addendums (depending on lender/investor) and you will almost always need to prove that the property was MLS listed for some period of time with a realtor.

As for who gets it on their record, it's going to be the people on the lease, unless you can prove someone else moved in as Erik said. 

I’m looking for my next deal to be a BRRRR just strategizing and studying on which method to use.
