Its not someone elses job to prove you wrong, do your own work to prove yourself right or wrong.Obviously there are people who are making money from real estate, it is your job to educate yourself to find out how.I don't know what else to tell you.

You are going to need LOA, full seller financials, executed purchase contract, POF, HUD showing all costs coming out of proceeds, various other addendums (depending on lender/investor) and you will almost always need to prove that the property was MLS listed for some period of time with a realtor.
