So you would miss out on many of the best investments.I took about three months to do a deep dive on the top 100 sites, and rated the top 20.

I have funds but not as deep of pockets as I'd like. 

An actual island might be tricky but you could go to the big box store and get a 39" high wall cabinet (wall cabinets are 12"" deep whereas base cabinets are usually 24" deep and 30" tall) and pop on a pre-cut countertop to create an overhang for some stools.  

The discount on these properties needs to be deep (30% + repairs below market) but can be lucrative.

Personally I feel its silly to sell a note at what would needed to be a deep discount, basically turning a great cash flow deal into a "flip".  

How wide is the lot, how much street frontage, How deep, The total area, what is the zoning of adjacent lots.

I think it's good to learn a little about different strategies, like buy and hold, flipping, or wholesaling, but I've found it to be overwhelming trying to dig too deep into all of them.

If you're a huge institutional investor then it's just a numbers game as $1k out of $100k bankroll is not worth doing deep dillegence and you just accept the summary at face value and roll the dice.The deals at higher minimums take longer to fund though as if you're putting in 10k, 20k, or even 50k there is a lot more dillegence I would want to do!

If you have real wood floors and the urine staining isn't too deep sometimes you can sand slightly the top layer and refinish to get it out.
