I am a new agent in NJ, best advice I can give is educate your self on inventory and host open house.

In the Houston, Texas area where the rental market seems to be exploding and look to get in on this while the getting is good, and actually think the right situations can always be had, just got to be educated and plan the work then work the plan.New to the site, as well as the opportunity to invest in real estate.

welcome @jacqueline jordan. i too started off as a young realestate apprentice but doing painting, sheetrock, mowing grass, scrubbing carpets, etc for my dads two rental homes, lol. however a good education and foundation of the business side like you will learn here is priceless. and thanks @belinda lopez for the discount rich club code. i will be there for the first time this thurs.

This woman is also on public assistance which is what she will use pay her portion of the rent plus she has food stamps.

I would like to learn a few fix and flip then get some buy and hold for longevity.It's scary of not knowing where to actually start but I know My mentor will be teaching me a lot on how to get started and just go for it instead of just reading and wishing to start, as I know if I keep positive and educating myself through these forums, blogs, books, and networking I will be able to succeed and help mentor others in the future.

Most sellers are getting educated because so many are getting rip off by wholesalers that only want to put deals under contract and not give the seller one red penny and turn around and sell their contract and screw the seller.Joe Gore
