We ran numbers on the ones that looked like a good fit.Of the ones that looked promising (8-10), we asked our agent to look in person and send us videos.  

PLEASE keep this in mind ALL you newbies out there... not because you get a system and the videos are quality, and there are 40000 hours of course material, and all the explanations are so clearly presented and bla bla bla, does it mean that WHAT THEY ARE TEACHING YOU IS CORRECT.In order for any mentor, or course to be good... several things need to come to play.The teaching procedure needs to be effective, sure, but if they teach you a strategy how to get motivated seller leads that doesn't work, it doesn't matter how effectively they teach how to drive for dollars, when driving for dollars don't get you reliable leads right?

Here are some books I recommend for that:- The Greatest Salesman in the World - OG Mandino- Secrets of the Millionaire Mind - T Harv Eker- The Compound Effect - Darren Hardy I would also subscribe to wholesalers on YouTube that are making videos post pandemic (things have changed a lot in the last 2 years).As far as marketing goes it all depends on your budget.

I'll definitely start looking for some meetups to attend and get some face-to-face interactions going as well.

They see my video on Youtube, then Instagram, then they see my ad again on Facebook (one of many different ones), then when they go to CNN, netflix, any main stream websites they see my display ads following them all over, then they follow me on YouTube, they join my Facebook group where I help everyone for free... and then this happens..So now one person rallies everyone in the group.

Some of the big no no's I've heard have been things like unresponsive maintenance requests (or long lag times in correspondence), long turn over times with vacancies and unprofessional interactions with the tenants.I am interested in what your management team does that you can't live without and/or what they do that you wish they would change?
