Monthly payments are $1100 and interest rate 7%.The amount to reinstate the loan is $8091 as of 6/1.I'm struggling finding comps on the property, but best I can tell the ARV would be below the mortgage balance (though est value online is $165k).When I spoke to the owner on the phone before running numbers, he was open to cash offer or owner financing.Since I don't think a cash offer would make sense, is the best option to get it under contract to pay the $8k to reinstate the loan and then offer some moving / relocation assistance ($5-10k check?)

They will heat fine but with temps dropping down below 20 they can struggle to keep up.As for the drilling holes etc you only have to drill for an electric and coolant line thru the brick (and that will be hidden behind the wall unit) So the holes need only be the size of a typical garden hose.

I was delicate before- struggled hard to get me and my credit to where I could begin doing something, and now feel like some giant money vampire has decided to feed on me. i can't do this any more. i have a wife with no kidneys and on home hemo dialysis 5-6 days per week 6-8 hours per treatment, and getting unwanted pay cuts is no way for a 54 year old to live.

I havent pulled the pin on a Note yet, but I have been listening to the NoteMBA podcast, as well as trolling FCIX, but unless i can find better deals, I will stick to flipping, I am struggling with working with properties far from me, I know its a mindset problem, and its a comfort level thing.
