On my spreadsheets I’ve always deducted 8% (sell costs)  from the actual equity on my properties but I haven’t thought about all the grainy details until now!

Within 3 minutes I can tell you if you are doing so for the correct reasons and whether you will actually be able to leverage your  acquisitions into a scalable portfolio. 

I mean they even market themselves that way....so you really shouldn't be upset about the actual services.

A lot of it's timing in the market, nearby competition, and knowing who is actually looking to expand. 

Lastly, when you are talking to managers or other hosts, I would be sure to ask them about their actual net operating income.  

Anyone have thoughts on how to get not just interest, but actual APPLICATIONS?

Most PMC's charge either an hourly rate with built-in markup or they only send invoice from their company - hiding markup on actual cost. 

Do I have to legally accept this or is this actually not considered income?
