Finding a Property Management Company

I have a single family home that I've been trying to find a Property Management company to work with and I can't believe how difficult it has been. We will be out of state so doing it myself is not really an option.

First, half of the inquiries I've sent have not been responded to. The other half send an initial message or make that first phone call but after establishing that they'll send over paperwork for my review, they disappear or take days. 

Second, those who have managed to eventually get back to me send a pay structure that seems like they benefit from tenant turnover and put fees on different aspects of the property management. From my research in the market I was expecting ~10% of the monthly rent and possibly a procurement fee, but that seems to really just be brushing the surface. No one seems to be upfront or transparent on pricing.

Do I just need to reset my expectations out of property management? I understand paying a fair rate for services but I expect things to be transparent and timely. Is it something I am doing or does anyone have any suggestions? Thanks!
