It sits above the washer, and I (Choose to) open the valve (Pull the lever) when I want to wash clothes, and push the lever closed when I am not using the washer.

We take 2 weeks to do the touchups, change broken blinds fix anything needed and then a through cleaning and carpet wash before the new ones move in.

When I first started out - I did not have gurus to learn from or anybody to teach me and so as a result I didn't even know what I didn't know - but through using basic math skills - and watching the market for deals - I was able to get into my first multi-family - and after that I basically rinsed/ washed / and repeated to get similar results.

, but I was raised by a CPA/CFP and was brain washed from a young age that all debt is bad, so my real estate investing is stretching me a little....I need a good stretch :)I think it's all about how debt aversive you are....a middle-of-the-road idea is to pay a bit extra on the mortgage each month and save the rest of the cash flow.
