Works especially well with military since it’s usually a really tight knit group, friends/co-workers can refer others, steady income stream, and people PCS in and out all the time. 

San Diego is a tough market for cash flow (initially) but adding units seems to be an effective way to overcome the rent ratio. 

I looked at few previous rentals in the same complex and both of them stayed in the market for less than 3 weeks.The whole idea to pay top $$ to the agency is to strategize rentals in the tough seasons like Nov, Dec and Jan and get the place rented even for lower.What's the big deal if they can find the renter in spring/summer when even an owner's average listing on Zillow can draw  a lot of tenants.Originally posted by @Jaysen Medhurst:I hear you, @Sachin Sharma.

I understand Denver is a pretty tough market and as such, will be reviewing opportunities adjacent and surrounding Denver. 

If it won't pass FHA or VA inspection it will be tough to get a buyer who has financing.

We have a lot of kids & he works 12-14 hour days so it makes it tough.

If the tenant came to me and discussed moving costs BEFORE, I probably would have gotten a few of my workers or friends and a pick up truck and helped them move....not a big deal.

This is tough to do by the way because you cannot predict the market but you can make educated assumptions based on what you know.If long term, as long as the cash flow is great, there is no reason for you to be concerned about appreciation for now.

Make sure they have a valid state license, workers comp and liability insurance and add you as additional insured. http://www.cslb.ca.gov. 

Still going to be tough to find a house that pays with only a 3.5% down payment though.
