ADU Contract - need some suggestions

Hi,

My friend referred a contractor to me (who is her high school friend) and they are relative new but they have done a few new builds and additional, renovation. etc. Their cost/sqft is quite competitive. I'm building a 490sqft attached ADU in my front yard. Their verbal quote is $230/sqft including all material.

However when I received official contract I was dropped my jaw. -- the contract is mix of English and Chinese in writing. Yes I do read Chinese but is this contract even has legal effect in California if it's mixed with English and Chinese?

Also no details on what material using etc. -- I see it a big red flag. I posted some main items below for reference. 

Does anybody has some standard additional contract can share for example? This is the first time I build an addition / do such a big project. Any thing I should pay attention to?

It would be pretty hard to enforce (logistically) in two languages.  Rocket Lawyer and AIA both have sample contracts.  Make sure they have a valid state license, workers comp and liability insurance and add you as additional insured. http://www.cslb.ca.gov.  Only pay against progress after their first $1000.  And-hold back a 10% retention until you get the final sign off.  Make sure they provide you a complete scope of work and line item budget.
