@Adam WigdorskiSir, if only every lesson were that effective, cheap and valuable, we would all be Warren Buffet level investors, retired and living off of "mail box money".I will offer you an extra element of that lesson, is that having done it yourself, you are familiar with exactly what is involved, therefore making you much more effective at detecting contractors that are feeding you BS.

Thanks for your responses @John A Murray and @Lynnette E.Lynnette, I've thought about the the neighborhood meeting, but my thought is that if someone is closed off enough that they won't even answer their door for a neighbor, they certainly won't go to a meeting where they would potentially interact with many people who they don't know or trust.

From my interaction with the developers of these spaces they are relatively affordable to build and are fulfilling the needs of their tenants. 

From the interactions I have had with the people at Buckingham I think that will be a great place to start out.

But its a people business and your manner of interacting will dictate much of your success.

However, don't expect to get much more than a person who collects rent, interacts with the other tenants, and watches over the park. 

If you replace a roof and change the furnaces the % will be much lower because you don't need to build up much a reserve having replacement for those elements in decades.  

I'll be doing my research on comps etc and also looking to find some articles that help with dealing with these types of situations, but figured there's a lot of really knowledgeable people on here so thought I'd ask for experiences on how you reached out to someone directly.Also, I've never had any interactions with the Son personally since he is a bit older than myself, but my parents and his knew each other and knew of me so I'm not a complete stranger. 

The basic element here is that you should get "PreQualified" before you purchase the home so you know what type of loan you can receive when you purchase a property that fits the BRRRR method.
