What are your best Landlord Tips
What are some things that you wish you would have known when you first got started?
My favorite thing to drill into any new landlord is to always have enough reserves for at least 1 cap-ex expense. It seems like common sense if you are in the investing community, but during my early landlord days rental money was "fun money" and I didn't even think about cap-ex expenses.

Treat people as the customers they are. Yes, it is a business and you are providing a service. But its a people business and your manner of interacting will dictate much of your success.
