With builders and developers offering all sorts of incentives like Paid Closing Cost, New Appliance Packages, HOA Fees Paid for 1 to 2 yrs, Mortgage Paid for 1 to 2 yrs... it's very easy to see why properties are staying on the market for longer times.

Don't know what area you live in, or what kind of skills you have, but in most areas Delivery of some sort would be the hours you are looking for, and tips may be good... agian, if you are in Alaska, it may not be a good choice, but it would be in most areas???

If you have a binding contract of any sort and it is specified that it is assignable then, yes, you can assign it.If you are referring to an Letter Of Intent (LOI) or some variant of an LOI where you are just outlining a possible contract then, yes, you could assign it also but its not binding so its value is minimal.Assignments are normally done when there is a binding contract to purchase a property.Earnest money is not required for a contract to be valid, and I rarely give any earnest money when buying.

A higher risk borrower should pay more in interest, maybe more in fees and generally there would be a larger down payment expected.If the LLC and you were equal then just keep the property in your name.
