With Google, you can geo-target, which is extremely important.

Lots of showings, but no offers, means it's priced low enough to seem competitive but the buyers are disappointed for some reason.  

Even if you are extremely dialed into the "wholesale" market, it is tough to find a deal that you are going to live in because you aren't rational about it.

I know a 0% occupancy and even a 50% occupancy is extremely pessimistic, and again i am looking at properties that are already at or near 100% occupancy currently.

I am a newer investor, however I am extremely motivated to market and get some great deals  under contract.Thank you!

Overall the private ones we have seen have been pretty disappointing in terms of mitigating the risk.

@Will Barnard It is extremely rare to have a release of EM to a seller in Texas prior to closing.

These were of course the extreme cases but I was amazed at the number of folks who would not pay child support for 7 years but pay $3,000 for a guided hunt, $2,000 for a sheep mount,  but not pay $250 per month for his 2 kids child support.
