I told him your taking on way too much risk you have no clue as to the tenant base.he bought it for 20k a door dumped 20k a door into it was negative cash flow got it to just about break even .. then the bad started happening started bleeding them.. units trashed Murders sex assaults violence left and right sold it lost 500k to the next OOS investor who thinks they can come in and stablize it.Reedy there in Memphis has the right idea I looked at one of his projects..

In my opinion, the members of the HOA's are like a bunch of older A-hoes with some sort of Nazi mentality and because they are too old to have sex they get their jollies driving around the HOA neighborhood peeking both in peoples yards and inside their homes.I've received notice from the HOA from some very sick HOA organizations and I will give you a small list of the complaints.

Just paying their utilities I would lose money each month.When I talked to the tenant, his agreement was with the foreclosing bank, and he and his friend living there were registered sex offenders.Since they were month to month, I gave notice to raise their rent above market rate so they would go on their own, and they did.
