need help in Philadelphia

im new at the real estate   market 

i own a rental in PA Pennsylvania and my renters stoped paying i offered cash for keys , unfortunately theres no cooperation  

and i trying to form a rental management agreement with a new company im working with i was hoping i could get more advice on how good are the terms and if you can give some more ideas on questions i can ask .

heres a conversion i had with a property manger 


A couple more questions ?

1) does the Management involved in renovating the house

if yes what are the fees for that

2)if a boiler gets damaged and we need to buy a new one does the management takes a fee for it


3)how much does it cost to send over a handyman to repair an issue at the apartment?

Hey Ilan,

Please see below:

1) does the Management involved in renovating the house

if yes what are the fees for that. We have in the past but normally isn’t something we want to manage. We typically charge 5-10% of the cost of the project. If we are talking painting and other cosmetic work that is standard but if you want us to manage a GC to replace the kitchen and bathrooms to your customization then we would have to charge for that. We are happy to provide you with GCs as well and you can manage them where we wouldn’t charge any fee.

2)if a boiler gets damaged and we need to buy a new one does the management takes a fee for it. No, we do not charge any fees for any work performed. Also, anything that is damaged by the tenant is billed back to the tenant.

3)how much does it cost to send over a handyman to repair an issue at the apartment? The first hour is $85 then $70 per hour afterwards. They are very skilled so they can handle more than just handyman items. Also, all individuals who work on our properties carry the proper insurance including workmans comp.
