@Joshua Dorkin you did the admirable high road by not engaging with this persons negativity.In my opinion, there are definite distinctions between the terms Flipping, Repositioning, & Building Equity.Flipping is about finding & controlling (not necessarily owning) a mispriced or undervalued with the intention of selling it quickly.Building equity is more about reaping the benefit from appreciation & amortization of time.Repositioning is about improving property value by:1) Shifting to a higher utility ex. raising the income in a "C" class apartment building to a "B" apartment building by adding amenities & improvements to attract renters willing to pay more)2) Changing useex. taking a single tenant commercial or industrial building & changing the use to multi-tenant retail or condominium lofts.

The state does not regulate condominiums in Oregon.This is much like an electrical or plumbing code.

For example, a lender may require a closing services letter or additional endorsements might be added onto the policy (these can run from endorsements for the survey to a condominium endorsement to a resourses and mineral endorsement).Some municipalities and counties also add local fees to each title policy purchased, so that might affect the final price.So, bottom line is that the base price for the policy is set by the state but additional items might be added.

Your lawyer is better prepared to answer these questions since s/he should have a copy of the governing documents and should be familiar with the Colorado condominium act.I will give you one tip - but again, this will involve consulting your attorney - ask your attorney if your governing documents and Colorado law allow you to levy a special assessment on one or more unit owners that should reimburse you for repairs and/or legal fees.

As to why you owe 100%, and a foreclosing bank doesn't, they have a better lobbyist than you do, and it's Fl statute.One small hope: Read the condominium declaration/bylaws, and ammendments, recorded in the public records.

I have purchased two relatively small investment properties in lower Westchester County (NY), completed my New York State Salesperson licensing requirements, taken an introductory course in real estate finance at NYU, and held a leadership position on the board of my condominium complex.I do not have a clear sense of exactly what part of Real Estate I would like to go into, but I do have an interest in real estate investment , acquisitions, and analysis.
