Plumbing Issues
My tenant has been living with an on and off leak for a month now. The problem is that my unit is on the first floor of a condominium complex (apartment building). It leaks right on to her toilet from the ceiling so it is coming from 1 of 3 units above.
We have been complaining about this for some time now. The HOA has been making attempts to locate and repair the problem but so far no luck. They claim they are having trouble with getting permission and scheduling with the other tenants in gaining entrance into their units.
My tenant and I have been communicating with the property manager back and forth for a month now just to be told "we are working on it and to just be patient."
It's gotten to the point of me reducing her rent to justify her living conditions.
She is starting to get impatient and mentioned to the PM "IF this was your home it would of been fixed by now." in which the PM hung up on her.
Anybody have any thoughts or have been in a similar situation? What are my legal rights if any?
