I come to biggerpockets as a member seeking mentorship as well as lifelong friends in all areas of real estate investing who would like to join me on the path of financial freedom and an escape from the dreaded rat race.

As someone who anal/obsessive about paying all bills early, it has always floored me that even some of the "nicest" folks with adequate funds (at least on paper) will not pay their rent or not pay on time.I suspect these are the ones who deliberately seek out private landlords to rent from hoping these landlords will not pursue them as aggressively legally as a large complex would. 

I am seeking more properties this year.

I am also seeking his or her advice on what would make my property more attractive to those buyers.I want to remain loyal, however, to my real estate agent with whom I have done business with for many years in purchasing my current and former primary residences and one investment property.How do I open a dialogue to seek the advice I seek with an agent in my area so that ultimately there is a mutual benefit in working with him or her while maintaining my business relationship with my longstanding agent with whom I will eventually use as the listing agent for my current property?

I am currently seeking to just manage the properties I have, I do not need to grow.

I want my PMs to feel the pain when I do, much like a partnership.

The real question is more along the lines of what type of pain are you more comfortable dealing with... 

They are not easy and they can be an administrative pain, most experienced realtors will tell you the challenges that you will face with a short-sale.
