Some folks leave when their kids reach school age.

Now I've got 3 concerns 1) 10 min out of town might seem like nothing to most but to others that's a long drive to pick up kids from practice or taking kids in to play with friends running to the store ect.

I have no job and no kids.

I was a south end kid.

@Andy Brohard @Nikki O.I agree with Andy, in densely populated Los Angeles, even if you don't want to rent out the ADU, it makes a great office space or guest house or bedroom for older kids, or even live in nanny or au pair.I've seen some of these conversions, even unpermitted (but nice) ones increase the value of properties.

Do you have a spouse or kids that will have to live in the place while it is remodeled? 

I’m currently in the process of purchasing a townhome (283k) for my family (wife + 3 kids) should be closing middle of next month.

A mean doberman always works too - just kidding :)7.
