40215 zip code Louisville, KY??????

Who has properties in the 40215 zip? Churchill Downs area? I have so far stayed south of the watterson expressway and that had been working good for me so far. The lower prices around the Berry Blvd Taylor Blvd are tempting though. Just wondering if you have a lot more headaches from that area to say p.r.p./Valley Station and if you do does the extra cash flow make it worth it?

With sports gambling potentially becoming legal I am really like the play around Churchhill Downs. My clients have also had a lot of success when the track is open. They are bringing in $4,000 a month and the property was only $40k.
