Storage facility safety measures

Looking at a small (10,000sf) facility in tertiary market (pop 12,000).  Current owner (lives about 45 mins from facility) really doesn't care much about the property and the reason he is selling is "he doesn't have the time to go there".  When I went to take a look at the property the only security measures he has is a chain link fence with a front gate, which is currently wide open.  He mentioned that he had a problem with break ins.  I took a look and saw very few lights installed and no cameras.  

My opinion is that with the proper safety/security measures in place this area is fine.  I was hoping other owners could have some recommendations for how I should look at securing this facility knowing break ins have happened here in the past.
