However, it is an excellent area for jobs, growth, appreciation, underserved rental market and not many “bad areas” so great for rentals. 

I believe Sanford will be great for long term rentals, it will be where the growth expands to next.

I’m a first time investor interested in whether it is considered a quality place to invest in for both cash flow and potential long term growth, and how it compares to other towns in WI.

Lately I have been looking into cities are aren't on every investors list-mainly Des Moines, Oklahoma City, Omaha as all 3 have good growth record (jobs, population & income).

After much research Pittsburgh has come up as an area to invest due to city growth, job growth and a lower cost of entry into the market compared to other popular options.We are looking to connect with wholesalers, realtors / investors and some trusted contractors to embark on purchasing some properties.

Prices are still reasonable with rental and price appreciation rising at a good pace along with solid population growth.
