Investing in Beaver Dam

I’m a first time investor interested in whether it is considered a quality place to invest in for both cash flow and potential long term growth, and how it compares to other towns in WI. I’m looking to invest relatively close to Madison but outside of Dane county, so I’ve been looking in Janesville, Whitewater, Watertown, Lodi, Poynette, Portage, Columbus, Oshkosh, Appleton, Green Bay, and more. How do they stack up in terms of rent, appreciation, and potential growth? Do any of these towns stand out in a positive or negative way? Any information would be appreciated, thanks!
