Best Market For Cashflow Right Now

What's a market with a reasonable yield (>7% coc) and a decent volume of deals right now?  Both KC & DFW have become very challenging with the inventory levels disappearing and rapid appreciation.  Prefer C+/B- areas but open to all ideas, cities, and markets right now.

@Johnny Wolff-In my experience MN, FL & TX rarely makes cash flow and a decent (above 8%) cash on cash return. Lately I have been looking into cities are aren't on every investors list-mainly Des Moines, Oklahoma City, Omaha as all 3 have good growth record (jobs, population & income).
