Also, I'd check into upgrading energy features, there's several programs for those types of upgrades, and switch to gas if you have to.

Its a very rare feature in my area so I ussually only install it in rooms that really lend themselves well to added details like crown, wainscoting, or an upgraded base moulding.

It will be overkill for a garage but you mentioned that it was a more owner occupied neighborhood and that could be a huge selling feature for a buyer to have a garage that they can have a properly powered shop in.
