If able to do showings that would be a bonus but not a requirement as I can still handle those as they ccome up.

I think I need to signup to 'Plus' or 'PRO' in order to be authorized to do this in the marketplace.

Make sure to sign up to all the meet ups in your area, they will be crucial to your success. 

Added bonus is that this way she'll have taxes split up.... some now, and some when you sell.  

This distinction is very relevant in states that want active note buyers to be licensed as debt collectors.If you plan on buying them for your fund, I would definitively sign up with one of the companies that monitors licensing requirements and help you stay compliant.

And of course anything lower is a bonus.

After reviewing their terms and conditions along with fee structure I concluded I would not sign up for their program.
