Scope of work is new furnace (as you can see in the pictures) paint to a more modern color, new floors in kitchen and bathroom and a deep clean.

They have acquired some 300 acre oceanfront lot and are in the process of developing them into 1 acre lots, homesites, etc along with all modern amenities like clubhouse, restaurants etc.

I easily made over 100 offers with none accepted over a few months that year.If you count glancing at all the wholesale deals that come my way and cruising MLS I probably look at more than 100 for each buy these days, but mostly from my laptop. 

You have to register your property and comply with inspection standards - most are pretty basic but there are some stupid standards like forcing all handrails regardless of age to be updated to modern standards that seem designed to hit everybody.   

I'm doing this from my Mobile, so I hope the format is compatible if you're using a laptop or PC.

As a quit my IT job guy (thanks to passive income >> FI) I caution to not go with a desktop/pc based business tool where if the pc/laptop blew up was stolen you'd loose data.  

Somewhere modern students want to spend time. 

Another good thing (especially if you pay water), modern dishwashers generally use less water than hand washing dishes.
