I think there will be some additional cost to do refi and reissue of title policy.  

The agent is going to learn a hefty cost for this and that's your business. 

Exercising may cost a little money, but it places you in a much safer position.

It really depends on what strategy your trying to implement as some areas are better for STR/MTR then long term and vice versa.

(Imagine if they decided to reclassify their rooms as STR to lower their costs.)

In a 4 bedroom house we rent out in a nice area of Los Angeles a renter said he would re-landscape the backyard for just the cost of material.

Property is going for 65k and would sell for 135-145 after rehab.I wouldn't make a killing after expense cost but enough to get started and roll it into the next one.What says the forum?

As a PM the only time I pay extra for hot tub service is 1) a complete drain scrub and refill (happens every 1-3 months, $120) or 2) If a technician visits to fix a problem ($125 trip cost) Hope this helps!

Other benefit on paying extra on one only  is that if/when interest rates drop then better to refinance one mortgage (with higher loan amount) to save cost over two refinances. 

Very straight forward to use and cost effective.
