I had three partners:One was an experienced community developer and owner with money of his own;One was an experienced Lonnie type Dealer (pre Lonnie Skruggs) who had experience in selling homes and in managing a community;The third was a guy with a fantastic balance sheet that lenders liked.I had 37K of my own money and limited experience except in marketing, advertising, sales and finance.

I have read some fantastic debates on those two asset classes in the forums.  

Your relationships with your friends as business owners will be a fantastic resource as you move forward, real estate investing at it's core is a relationship business.

I love Boston, too, but sometimes I really don't want to pay $30 to park when I'm just a few minutes from Providence, can get fantastic food there, and usually can find free parking to boot!  

There are so many great little pockets of Memphis that are fantastic and buyers salivate over...right in the middle of the ghetto.

(PM me if you need a lender, mine is fantastic and does a ton of 2-4 units in Chicago for me) This will allow you to know what your budget is, and that will dictate what areas and kind of properties you can buy.
