Memphis Market Wholesale

Hi bigger pockets Ok So I just got another lead but it's in Memphis. I'm trying to wholesale this deal. It's a 2 for 1 special. Both houses for 40k but there's tenets currently in there that will be evicted prior. Does anyone know the market in Memphis, I keep getting mixed feedback on that area. Will it be a waste of time to try and wholesale this and sell it to a buyer in that area?

The Memphis market is great, but tricky. Without knowing the location of your leads, based on price alone, I'd venture to guess those properties are in Whitehaven, Frayser, Orange Mound, or North Memphis. All of which you probably don't want to invest in if you are looking for a solid flip or quality tenants for long-term solid rental. There are so many great little pockets of Memphis that are fantastic and buyers salivate over...right in the middle of the ghetto. I would not recommend buying based on price if you aren't familiar with the city. Best to get a quality RE agent that has actual boots on the ground and is looking for something long-term with you, not just what's in it for them on one deal. Caveat emptor:)
