In order to submit an offer with zero contingencies you need all cash (financing requires an appraisal and lender approval contingency and the property needs to be in a habitable state).

Also, if you are planning on getting it re-zoned, make sure you put a condition in your offer contingent on a 'zoning compliance certificate' from the city and make sure you leave enough time before removal of conditions to make that happen.

(I'll put the numbers and property up if I am successful on the offer).I am looking at terms for the home, which I should include on the contract.This is something I am thinking of taking on myself, but would be willing to assign the contract to an other party or to partner with them to do the deal. where is - as is, for $200k, Cash, 30 day closing, 14 day due diligence, contingent on inspection,with a clause that I would be able to assign the contract to an other party,minimum of 3 additional visits outside the due diligence timeframe,Anything else I should be including?

I have been doing this for years for clients and I have seen people that are more seasoned learn to plan for contingencies so they have a TIC of a DST or something like that, which is typically a fail safe lined up in order to avoid that very issue.

As a contingency, I required proof of the cancellation of the cable contract, to which he complied by providing a letter (on his letterhead) with a cancellation number cable company gave him.
