Hi, Id like to introduce myself as a new member, recently started been interested in real state as a way to create both cash flow and extra income doing house flipping and wholesales.
My wife and myself we are just in study phase and will be for a little longer, plan is start with a duplex or four plex to create some cash flow and go from there, we both work for a great local property managment company and with stable income i think real state will suit us well.
Is great to be here, big fan of the podcast and will be hearing from me in the forums.

Jesus Martinez, Be careful in Saskatoon if you are thinking about buying a Duplex and building it into a fourplex. I have been investing in Saskatoon for almost 10 years now and have thought about what you are thinking about. In my due diligence, I have found nothing but horror stories.
The city is really lax on non-conforming basement suites but if you turn a duplex into a non-conforming fourplex, it will be too much traffic for the neighbors and you will eventually get reported, then the city comes in for inspection and will remove the suite, the city really watches for these particular units. Unless you can get the lot re-zoned to RM1 or R4 from the likely R2 zoning (Probably won't happen as the neighborhood has to have meetings and approve the rezone), it is probably not a good idea. Also, if you are planning on getting it re-zoned, make sure you put a condition in your offer contingent on a 'zoning compliance certificate' from the city and make sure you leave enough time before removal of conditions to make that happen.
Most of this information is off the top of my head so definitely do your own due diligence, but I hope this helps..
