Engage with investors in the Biggerpockets.com/marketplace

It's become a bit boring and I'm noticing less engagement on social media. 

If the other Owners aren't engaged or involved in the HOA meetings (which most people choose not to be) this one company can have a field day.

I need to really just engage with the tools here more so it doesn't feel so overwhelming.

Point is, I have found persons find finances or become surprisingly engaged and productive to make mutually agreeable resolve of the issue when they get served summons. 

After we had already engaged individually on the property we are looking at.The reason I am bringing the point up, is both the Texas standard offer letter really stresses the differentiation between owner and buyer realtor, the Seller rep really stressed it. 

Once you have a healthy amount for a down payment, then you can engage financing companies who will, at that point, look at your strong personal financial position where you have no debt and money in the bank, and they will be happy to approve you.

I look on the MLS, I engage with wholesalers, I'm doing cold calls, direct mailers, literally everything!

Lack of engagement, adjuster not responding back, late responses, etc...in in the rear to work with.I have rental properties in the DFW area.
